Services

We’ll discuss your plans with the utilities companies to understand whether there is capacity to supply your development and submit any application forms required.  We'll also identify connection points and provide an estimate of the costs for connections.

Utility Searches
 

We undertake desktop utility records search (BSI PAS 128 type D survey) – where underground utilities are identified through the collation and analysis of existing paper/online utility records. 

The report shows a record of all known utility owners and assets within the requested area/site location.  This is a preliminary report seen as a prerequisite ahead of further investigation on site, GPR and EML surveys and further inspection of manholes and or excavation.

Impact analysis

There may be existing utilities present on your site that means things will not be plain sailing.  

Utility assets on the site or in the way of the design need to be overcome.  We will assess in detail the utility searches and the assets shown to be on the plan. 

We will propose a plan to remove the obstacle and include an estimate for disconnection or diversion based on company charging rules and experience.  This is a particularly useful activity prior to the purchase of a property of site.  

Capacity investigation

To support planning applications and the timely delivery of new connections it is vitally important that early engagement is sought with the regional companies.  Capacity is being stretched in many areas for Water and Electricity, with demand throughout the South East and London for water, and the change from traditionally heating homes with Gas to Electric, is placing huge demand on existing infrastructure. 

 

We submit enquiries to the regional utility companies to determine whether there is sufficient capacity to support your development.  We provide a written summary of findings, key risks and timelines for reinforcement if known.

Disconnections and diversions

Often there will be a requirement to remove, move or modify existing infrastructure. 

 

This may be to make way for a new building, installing a crossover where assets need to be lowered but early engagement is key to preventing delays later on and preventing unexpected costs.

Connections estimates

We'll provide you with a report showing the existing assets available to connect to and what it may cost to connect your development, whatever the size. 

This service is useful for those of you working out whether the cost of the development is feasible.
